Does Pressure Washing Damage Brick? What Actually Happens

Short answer. Yes, it can, and on older brick it frequently does. The brick face itself is reasonably tough, but the mortar between it usually is not, and that is where the damage happens.

The mortar is the weak point, not the brick

Modern brick is fired hard and will take a surprising amount of pressure. The mortar holding it together is a different matter. Older buildings, roughly pre 1930 in most of Europe and pre 1920 in much of North America, were built with lime mortar, which is deliberately soft. It is designed to be sacrificial: it flexes and lets moisture escape so the brick does not spall.

Hit lime mortar with a 3000 psi jet and it comes out. Not visibly at first, but you have opened the joint. Water then gets behind the brick face, freezes, and takes the face off in sheets. That damage appears one or two winters later, which is why the connection to the pressure washing often gets missed.

What actually goes wrong, in order of how often we see it

Blown mortar joints. The most common. Look for a small pile of sand at the base of the wall after washing. That sand is your mortar.

Spalling. The brick face flakes or pops off. Once the fired outer skin is gone the brick underneath is porous and will decay quickly.

Driven moisture. Pressure forces water through the wall rather than off it. On a cavity wall this can wet the insulation; on a solid wall it shows up as internal damp weeks later.

Tiger striping. Visible bands where the wand was held too close or moved unevenly. This one is only cosmetic, but it is permanent on porous brick.

So what pressure is safe on brick?

For sound modern brick with hard cement mortar, 1200 to 1500 psi with a wide fan tip at a sensible distance is usually fine. For anything older, or anything with visibly eroded or crumbling joints, the honest answer is that pressure is the wrong tool entirely.

The useful test costs nothing: drag a key or a coin across a mortar joint. If it grooves easily and sheds sand, that mortar will not survive pressure washing. Soft wash it.

Soft washing is what most brick actually needs

Most of what makes brick look filthy is not dirt sitting on the surface, it is biological growth: algae, lichen and moss, plus atmospheric soot in cities. That is a chemistry problem, not a force problem.

Soft washing applies an appropriate cleaning solution at low pressure, gives it time to work, then rinses gently. It removes more, it does not touch the mortar, and because it kills the growth at the root rather than knocking the top off, the wall stays clean far longer. A pressure washed wall often looks green again within a year. A properly soft washed one lasts several.

If your building is listed or in a conservation area

In much of Europe, and particularly in the United Kingdom and Ireland, cleaning the facade of a listed building or one in a conservation area can require consent, and aggressive cleaning of historic masonry can put you in genuine trouble with the local authority regardless of the physical damage.

This is not a reason to panic, it is a reason to use a gentler method and to ask before starting. Any contractor who shrugs at the question is telling you something useful about how they work.

Questions worth asking a contractor

Ask what pressure they intend to use on your brick, and what they would change if the mortar turns out to be soft. Ask whether they will test an inconspicuous area first. Ask whether they would soft wash instead.

If the answer to all of it is a confident "we blast it, it'll be fine", that is the moment to stop. Damage to masonry is expensive and often not fully repairable, and it will cost far more than the cleaning did.
